Well, the preliminary range looks to be 190K. I guess my credit history and what I can drop on a down payment would adjust that, though. That's not enough to get the house that I was gunning for (a friend of mine is selling his place and moving to Idaho -- it's a great place and in a solid location, but he wanted at least 209K) but it should keep me out of a cardboard box if I go house hunting in Loveland, Berthoud or one of the other towns between the Fort and Longmont. (I think, at least.)
My friend at the mortgage place gave me the numbers of a couple realtors to talk to. I'll probably try to get a Q&A going with my father first so I know what to look out for. It would also help if I did some research to see what housing taxes are in the various cities around here. I think they pay you to live in Longmont rather than tax you, but with that comes the understanding that someone will eventually probably kill you.
